PRICING LISTED for 10 person still photography limit- Please inquire for rates for 10+ or video/commercial shoots. Overtime will be billed in one hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. We have NO GRACE PERIOD,  Overtime will be immediately billed in one hour increments at a rate of 1.5 times our stated hourly rate for the first two hours and then 2 times the hourly rate for each hour after that .

The studio must be left in the condition you originally entered it in - if you move furniture around it needs to be placed back in its original position.  Please note that a lot of these items are vintage and require a great deal of care when repositioning.  Any damages incurred will be passed on to production.  ALL furniture needs to be lifted, NOT dragged. ★ All crew and talent must remove their shoes when walking through our sets. No shoes are allowed on the carpets- You must provide booties or you can purchase booties through our studio to cover your shoes, talent can wear shoes while filming / shooting as long as bottoms of the shoes are clean. ★Crews at/over 30 ppl will be required to check with host / owner before making booking. ★ Furniture is for talent ONLY.  Please bring what you need for crew to sit. ★ Food and drinks are NOT allowed within the sets. Please eat outside or in the open area in the front of the warehouse. ★ Beds CANNOT be moved. ★ ALL stands must be covered with tennis balls or something to protect carpet and floors. ★ NO smoking on the premises. ★ NO PETS unless approved for production. ★ Heavy body make-up is not permitted to be used indoors on furniture seeing as it stains them. ★ NO FAKE BLOOD allowed under any circumstance. ★ No standing on the furniture. ★ No sitting on the back of furniture (i.e. the couches or beds). ★ You are required to clear the premises at the scheduled wrap time. ★ We have hard in and hard out times please do not show up before your scheduled start time and we need to see taillights at your scheduled end time.  As stated above we DO NOT give a grace period, so if you are on our property after your scheduled wrap time, you will be charged for the full hour at the time and a half pricing. ★ Every person that comes through the studio during your production is counted as a head.  Please note that we do NOT allow the switching out of ppl.  EX. If you have 10 ppl it needs to be the same 10 ppl the entire day.  "Switching" will increase your headcount and we will charge accordingly. Prices are reflected on the listing. ★ Productions over the headcount of 15 people will incur additional cleaning costs ranging from $150 and up. ★ Production must carry out their own trash, any bags left behind will incur a fee ★All furniture and props are able to be moved.  However, it is the responsibility of the production to make sure that all props and furniture are put back exactly where they are supposed to go.  Only the props that are assigned to your set are the props that come with your booking, if you would like to use props from other sets they are available as rentals and will be charged after the booking. The only pieces of furniture that cannot be moved are any of the beds and the swan statues. Smoke machines are allowed- Foam machines are allowed in tubs only -Bubble machines are allowed but need approval from host /owner. ★ We reserve all rights to take and share photo(s) and video(s) of and from whatever shoot is happening on our property, for the promotion of our location. ★ OTHER PRODUCTIONS ARE ALLOWED TO BOOK SPACES THAT YOU HAVE NOT BOOKED AT THE SAME TIME AS YOUR PRODUCTION IF YOU HAVE BOOKED INDIVIDUAL ROOMS: TO HAVE THE STUDIO FULLY PRIVATE YOU MUST BOOK THE FULL SPACE FOR THE DURATION OF YOUR PRODUCTION ★ The glam room is first come first serve and your production may have to share with other productions based on shooting schedules★ If there are other productions that have booked other rooms at the same time as your production, please be respectful of their production since you have not booked the full studio exclusively★
